Understanding Your New Home Warranty: What’s Covered and What’s Not

Buying a new Patterson Company home is an exciting milestone—and we want to make sure you feel confident and supported long after you move in. That’s why we provide warranty coverage to protect your home and its systems. But we also know the process can get confusing, especially when multiple types of warranties are involved.

This blog breaks down the two main types of warranties you’ll receive: the Professional Warranty Service Corporation (PWSC) and various manufacturer warranties—plus what you need to do for each.

1. Your Patterson Company Warranty: The PWSC Packet

At your time of contract, you’ll receive an online sample of our PWSC warranty booklet. This guide outlines potential issues that may arise in your home and explains whether they are covered under Patterson’s warranty. It also includes little ways you can maintain your home overtime. About 6–8 weeks after closing, you’ll receive your personal PWSC policy booklet by mail for your records.

It’s designed to help you understand:

  • What is considered warrantable by Patterson Company
  • Your responsibilities as a homeowner to care for and maintain your home properly

💡 Tip: Keep your PWSC booklet in a safe spot. It’s your go-to guide for what Patterson is responsible for after you move in.

2. Manufacturer Warranties: Registering Your Appliances & Products

At your New Homeowner Orientation (NHO), you’ll receive an orange New Homeowner Packet containing booklets from the various companies and products used in your home. Many individual items inside your home come with their own manufacturer warranties—think kitchen appliances, HVAC units, windows, and more. These warranties come directly from the product manufacturer, not Patterson Company.

Key differences:

  • You must register these products (usually online or by mail) to activate coverage.
  • These warranties typically cover parts and labor for malfunctioning products, separate from the construction of the home itself.
  • If an appliance or product needs service, you should contact the manufacturer directly—not Patterson.

📍 Pro Tip: Some of this manufacturer warranty information can be found in the orange NHO packet or in the drawers or cabinets of your new home—don’t toss those papers! They’re valuable.

3. How to Keep Track of It All

Here’s how to make your life easier as a new homeowner:

  • Read your PWSC packet to learn what Patterson covers.
  • Register your appliances as soon as possible (often within 30–60 days).
  • Save all receipts, serial numbers, and warranty documents for easy reference.

🚨 Emergency Note: In the event of an emergency, contact the manufacturer directly. A list of emergency service contacts can be found in your orange NHO packet.

Warranties are here to help, not to confuse. Understanding the difference between Patterson’s PWSC coverage and manufacturer warranties can save you time and stress if something goes wrong.
